About Pacific Palisades
Pacific Palisades sits between Santa Monica and Malibu, tucked into the Santa Monica Mountains with the Pacific Ocean below. It has always operated on its own terms, a place where canyon living and coastal access coexist, where the Riviera Country Club sits a few miles from hiking trails into Topanga State Park, and where Palisades Village functions as a genuine small-town main street inside one of the world's largest cities. Celebrities, families, architects, and longtime locals have all shared the same zip code for decades.
On January 7, 2025, the Palisades Fire started in the Santa Monica Mountains and became the most destructive fire in the history of the city of Los Angeles, destroying 6,837 structures across 37 square miles. The damage was not uniform. The area from Palisades Charter High School down to PCH between Radcliffe and Swarthmore Avenues was among the hardest hit. Palisades Village largely survived. Huntington Palisades saw a mix of damage and survival across different blocks. The community lost irreplaceable architecture, beloved local businesses, and in some cases, neighbors.
Pacific Palisades is rebuilding. The city streamlined like-for-like rebuilds with 30-day permit approval, and hundreds of projects are currently in various stages of permitting, demolition, and construction. The pace is accelerating through 2026. The long-term fundamentals of the neighborhood, its location, its schools, its community, remain unchanged. People are coming back.
